Mortgage loan financing
without the HYPOASISTENT service

If you decide not to use the HYPOASISTENT service, you take upon yourself the obligation to ensure the processes specified below and responsibility for the timely submission of all documents and the timely drawdown of the loan for the payment of the purchase price.

• you will have to secure and hand over the documents required to process a mortgage loan to the mortgage bank yourself
• you yourself will need to arrange and negotiate conditions for the drawdown of the mortgage loan in accordance with the contractual documentation entered into with the developer / seller
• you yourself will need to submit a validly concluded loan agreement to the developer / seller within the set deadline
• you yourself must arrange for an inspection of the property or the delivery of documents regarding the property to a property appraiser (the obligation of involvement in the inspection together with the property appraiser)
• you yourself must ensure the writing of the security agreement in accordance with the template agreed with the banks with which the developer / seller cooperates
• you yourself must submit the security agreement to the developer / seller in electronic format for approval
• you yourself will inform the mortgage bank of any changes to the security agreement and secure all documents relating to the apartment and submit them to the bank, if the wording submitted does not match the agreed template
• you yourself will ensure the finalisation of the security agreement with the mortgage bank and the developer / seller
• you yourself will deal with delivery of the approved security agreement to the developer / seller for signature and file an application for entry at the cadastre office
• you yourself will ensure the submission of documents to the mortgage bank for the drawdown of the mortgage loan

For clients who arrange a mortgage loan through the HYPOASISTENT service, the personal mortgage specialist assigned to a particular client will deal with all the above obligations.
